It’s definitely spring market time in real estate. We have had a number of homes sell over the list price in multiple offers already this year. With inventory being down 30% in areas it feels like there is nothing out there. Buyers are hungry for new homes to come on the market. When working with a seller… I generally recommend letting the house stay on the market over the weekend to let the activity develop. Sometimes, a seller receives an offer they can’t refuse and they want to accept it. This brings me to the title of this article, Don’t wait for the open house. If you are serious about buying a home and you wait for the open house to go and see the home you are likely going to lose it. The average person buys a home every 7-8 years. It’s not all that often and it’s one of the most expensive financial transactions that most people make. I would recommend if you see a house that you like to take an hour or two off of work first thing in the morning and go and see the house right away. Then you can attempt to convince the seller to make a decision on your offer before it goes into multiple offers. Like I mentioned, most of the time the listings that I put on the market we don’t accept an offer before the open house the first weekend. So, sometimes there is nothing you can do to not have to compete in a multiple offer situation. You can make your offer something the seller’s don’t want to lose and they might just agree to pulling it off the market.
