The spring home selling market is nearly upon us!  I know, it’s not even the new year yet. However, it’s happened again… like in the years past the number of homes for sale has dropped off considerably. In some areas as much as 35%+ fewer homes for sale than there were just this fall. With New Years Eve soon to be in the rear view mirror and an even larger number of homes for sale dropping off the market after December 31st (the day when the largest number of listings expire and come off the market) there will be likely up to 40-50% less competition in January in many areas. At the same time more buyers get back to seriously looking for homes. January has in the past been an incredible month for houses that have been on the market in December and didn’t sell.  With the low supply of homes for sale in January and February and the increased number of buyers come the unofficial start to the spring market.
