With 2018 just around the corner and the unofficial start to the spring real estate market in January there are two things that you will want to focus on right away:
1. Go Clean! Very few people want to move into someone else’s bathroom. Scrub that baby down, re-caulk if needed and make it sparkle. Don’t stop at the bathroom. Go “Clean” with your stuff as well. Minimize so that your potential buyer can see themselves making your house their new home. Three to five things on any one surface is a good rule of thumb to follow. Sorry, family portrait wall…you’ll have to go for now. Don’t worry there be a shiny new wall at the new house for you. I’m not saying all personal photos are a bad thing. Too much of a good thing is a bad thing, especially when selling your house. Make your closets feel like you aren’t out of storage space. Remove 1/3 to 1/2 of the clothes, remove items off of the floor. Get a jump on minimizing and you will be setting yourself up to be ready when the market is hot!
2. Do the #1 return on investment when selling a house wherever it is needed. What is that, you ask? PAINT! Nickels for dollars the #1 return on investment is a fresh coat of the right paint. The key word here is the “right” paint. A fresh coat of a bad color choice could also be the #1 negative return on investment when selling your house.

One client had a house worse than this packer yellow and green (didn’t think that was possible 😉 and it didn’t sell until it was painted. There are also bad supposedly neutral colors. Some shades of beige can make a house look pink, some greys can make a room look purple. If you aren’t good at picking out colors, we can help you with that.
