The pre-mls showing or “pocket listing” has become a popular strategy. I have what I call a coming soon listing program that I use to create a buzz about a property before it hits the MLS. I have heard more and more people celebrating saying they sold their house before it was even on the market. Not having to put up with showings is certanily a good reason to celebrate. But, what about the lost potential of a multiple offer bidding war? I have sold a numer of homes this year $20K+ over the listed price. That simply wouldn’t have happened had we allowed showings prior to the list date and one of them bought it. So, long story short. In this market you want full market exposure. Don’t do pre-mls showings unless you are going to offer it at a price way higher that you plan to list it at as you might be leave a lot of money on the table. There are some markets and instances where it makes sense but overall right now, don’t do it. ┬áThat’s all for now. Best of luck in the market. – TE
