When you are planning to sell your house it can be overwhelming to figure out where to start. It can be confusing what the actual value of your house is in the current market especially if you do what so many people do and look all over online at online estimates of your house and the county tax value of your house. You might have even refinanced recently and had an appraisal on your house. The confusing part is they all say a different number. 

Here’s the problem. Online estimates are done by an algorithm. Sites like Zillow or Realtor.com haven’t been to your house to see what the neighborhood looks like, to see the improvements that you’ve made to your house. They can’t tell if the house has an obnoxious odor or if the floors are all uneven. They wouldn’t really know if the house has been updated or not. So, that is why sometimes you will see the online estimate be close in value and sometimes it’s off by over $100K. The same goes for the tax value. 

Appraisals are a little different. If done for a refinance I have noticed some appraisals coming in higher than what the property would sell for on the market. I have also had listings that I’ve sold over what an appraiser told the seller. And again sometimes they are right on.  An appraiser’s job is to justify a sale price. A Realtor’s job is to predict a sale price. 

So, how do you do that accurately? For starters, we need to see the house. Then from there you position the house price in the market according to market trends, and comparable sales. The mistake so many home sellers and agents make is only pricing based off of comparable sales. In a hot market you might be pricing too low. In a down market you might be pricing your house too high and chasing the falling values.
